Eight ways to post a job that aren't a form

The current Details step is a long page of labelled boxes. It works, but every agent fills in the same eleven things every time, in the same order, from information they already have on their phone. These are eight other shapes the same input could take. Each one is drawn on the Home showings job, with the fields it collects and what it trades away.

What the form is actually asking for

Strip the layout away and a showing job is a short sentence: an address, a way in, a time, a price. Everything else is optional or can be defaulted from the agent's profile and the MLS record. The long-page form treats all eleven inputs as equals, so the two that matter (address and time) get the same weight as "special instructions".

Every concept below starts from the same rule: ask for the four, default the rest, let the agent change a default with one tap.

Property addressCityStateZIP MLS numberAccess detailsDescriptionAlready scheduled? PriceDateTimeSpecial instructions The current Details step. Nine required, and City/State/ZIP are derived from the address anyway.
A

The Sentence

The form is one paragraph written the way an agent would text a colleague. The blanks are the fields. Tab moves to the next blank, the address blank autocompletes, the time blank opens a picker. Optional detail lives in a second, smaller sentence you can leave alone. The paragraph you finish is the paragraph vendors read on the board.

why
Reads as a request, not a record. Agents already phrase these jobs this way in texts.
risk
Long descriptions don't fit in a blank. Keep Description as the second sentence's free-text tail.
effort
Medium. Custom inline inputs, but the data layer doesn't change.

I need another agent to show 14 Bridle Way, Clifton on Thu, Oct 1 at 3:00 pm. They get in with the lockbox / Supra / meet me and I'm paying $ price. Also worth knowing: buyer is pre-approved, dog in the yard, park on the street…

Build the card

Skip the form and hand the agent the job card exactly as it will appear on the board, with the fields as empty slots on the card. Tap the address slot, type, and the satellite photo fills in behind it. Tap the price and the payout math appears in the footer. What you edit is what you post, so there is no preview step and no surprise about how it looks to vendors.

why
Agents care how the post looks to the person taking it. This makes that the whole interaction.
risk
Card real estate is tight on phones. Slots need a tap target bigger than the printed text.
effort
Medium. The card component already exists on the board; it needs an edit mode.

The Conversation

One question at a time in a chat thread, with quick-reply chips for the closed questions (access type, already scheduled, common prices). Free-text answers get parsed: type "Thursday at 3" and the date and time land in the right places. A receipt at the bottom fills in as you go, so you can see what is set and tap any line to change it.

why
Lowest cognitive load per screen. Nothing to scroll, nothing to skip.
risk
Slower for a power user posting five showings. Needs the receipt to be tappable so it doesn't become a one-way street.
effort
Medium-high. A parser for dates, times and prices, plus the thread UI.

Paste anything

The first screen is one big box: paste the buyer's text, the MLS link, a calendar invite, or a screenshot. The app pulls out the address, date, time and anything that looks like access info, then shows a pre-filled card with each value marked as confirmed or "check this". The agent corrects the flagged ones and posts. Typing from scratch is the fallback, not the default.

why
The information already exists in a text thread. This stops the agent re-typing it.
risk
Parsing gets it wrong sometimes. The flagged-value review has to be honest and fast, never silent.
effort
High. Extraction model plus a confidence UI. Could ship as an add-on to A or B rather than its own flow.

Pin first

Open with the map, already showing the agent's listings and the vendors nearby. Search or tap to drop a pin on the house, and a bottom sheet climbs up attached to the pin with the remaining fields. The map stays visible so the agent sees who is in range as they set the price, which is the one moment the platform can nudge a price that actually gets taken.

why
Anchors the job to the place, and puts the supply of vendors in view while pricing.
risk
Mapbox weight on first load. Desktop needs a side panel rather than a sheet.
effort
Medium. The Market board already draws priced pins; this reuses that view in reverse.

Drag it on the calendar

Start from the agent's week. Drag a block onto Thursday at 3, and the block asks what it is. Because the date and time are already set by where you dropped it, the pop-over only needs the address, access and price. The agent's own showings, closings and existing Tour Dash jobs are on the same grid, so the conflict they would otherwise discover later is visible before they post.

why
Turns the scheduling decision into a physical gesture and surfaces conflicts for free.
risk
Only works if the calendar is populated. Needs a Google or Outlook sync, or it's an empty grid.
effort
High if calendar sync is new. Medium if it only shows Tour Dash jobs.

Same as last time

Most posts are near-copies of an earlier one: same listing, different day; same agent, different house. So the first screen is the agent's recent jobs. Pick one, and the app shows only what changed, side by side, with everything else carried over. A new address is two fields, a re-show of the same house is one. First-timers fall through to any of the other concepts.

why
Fastest path for the agents who post most, and they are the revenue.
risk
Carrying over a stale price or access note silently. Changed fields must be loud.
effort
Low. A clone action plus a diff view. Could ship first, on top of the form as it stands.

Two fields and a drawer

The most conservative rewrite. The page asks for two things, address and time, at full size. Everything else is listed underneath as a stack of defaults the app already chose from the profile, the MLS record and the last post: access, price, description, scheduling. Each row has a "change" link that opens just that control in place. An agent who trusts the defaults posts in two taps.

why
Keeps the current mental model and components. The gain is entirely in what gets pre-answered.
risk
Defaults need to be good on day one, or the agent changes every row and it's the old form with more taps.
effort
Low. Re-ordering and defaulting the existing form.

What I'd run with

Build A, The Sentence, as the main door, and put G, Same as last time, above it. The Sentence changes how posting feels without changing what gets stored, so it's a frontend job. The repost shortcut is a day of work and it's where the heavy posters will actually live.

B, Build the card, is the strongest looking of the eight and would demo well. It loses to A on one thing: long descriptions and instructions have nowhere to go on a card, and the Sentence has a natural second line for them.

D, Paste anything, is the one that would make agents talk. Hold it until A is live, then add it as the empty-state of the Sentence: paste a text and the blanks fill themselves.

  1. Week one. G on top of the existing form. Recent jobs list, clone, diff view.
  2. Weeks two and three. A replaces the Details step for Home showings only. Other job kinds keep the form until the sentence template for each is written.
  3. Later. D as the paste-to-fill layer on A. E's vendor-count nudge on the price blank, since the Market board already has the data.

What stays the same

  • The data model, the price and cents invariant, and the fee math.
  • The $25 floor and the "Already scheduled / Needs scheduling" choice. In A that's the "on Thursday at 3" blank versus "sometime this week".
  • The Kind of job step before it. These concepts replace Details only.

Open questions for you

  • Is Description really required? In A it becomes optional. If vendors need it, it stays in the first sentence.
  • Does every job kind get its own sentence template, or one generic one?
  • For G, should a cloned job carry the old price over, or always ask?

Not drawn, considered and dropped

A voice memo you talk into (no mic in the browser sandbox, and agents won't dictate in a car with a buyer). A swipe deck of one field per card, which is already the onboarding pattern and feels slow for eleven fields. A text-a-number flow, which is really D with a worse editor.
